Mid-Season is here and we hope you're having fun. L'Ambiance and Pelican Bay are always the best places to enjoy life to the maximum. Especially in the winter months. Join in the fun at the L'Ambiance Pizza Party on March 2 (5:30 at the clubhouse $10.00 per person). We're under a little construction again. Collier County is modifying irrigation lines around L'Ambiance for reclaimed water. Be careful as you drive. Our annual meeting will be held on Wednesday, March 19 at 7:00 PM at the Hammock Oak Community Center.

Great news !!! Our property manager John Blanchard (JB) reports that as of this date 112 property owners have reported that they have received credits from their property insurer after sending in their wind mitigation form. If you have not yet received your form, please email JB at jbswfl@comcast.net and request the wind mitigation form. The total cost of these reports to the Association was $2000. The insurance premium savings to the L'Ambiance housing associations has been just over $41,000 before individual homeowers savings.
L'Ambiance has a new contractor that performs regular monthly power washing of the waterscape structures. Hope you like the difference it has made.
We are under some construction again. Our landscaping irrigation lines were discovered to have been incorrectly connected to the county fire water system. This will unfortunately result in some digging and irrigation line rerouting in the coming weeks. The good news is we hope to piggy-back this project with the routing of conduit from the gates to the corner L'Ambiance monuments so we can add lighting to the monuments. Now we will be even more visible on Pelican Bay Boulevard.
The next L'Ambiance board meeting is on February 21, 2007 at 3:00 PM. Some of the topics discussed will be resident directory printing, new occupancy restriction proposals, monument lighting costs, on street parking exceptions and reserve funding for the 2009 budget. All owners are welcome to attend.
Our annual meeting will be held on Wednesday, March 19 at 7:00 PM at the Hammock Oak Community Center. All our present board members are returning to duty. Please remember your participation is needed to make L'Ambiance an even better community. Yes, it is possible! L'Ambiance owners are encouraged to run for board officers as well as join our committees that assist in keeping L'Ambiance looking good and working smoothly.
For the annual meeting. members will be asked to vote on the year end surplus funds rollover, CPA review requirements, use restrictions amendment to bylaws and evictions provisions amendment to bylaws. Please look for this material in the mail soon and remember to vote.
Attend our Pizza Party on March 2 (5:30 - 7:30 PM ... $10 per person) and have some fun with your neighbors. Check the community bulletin board for details.
Is you hot water tank making funny noises? Is it starting to look rusty on the bottom? Is it the original hot water heater? Don't take a chance on it breaking especially when you're not here. This has resulted in our homeowners incurring thousands of dollars worth of damage, Please replace your hot water heater if it is old or dump the water tank and look into new on demand systems as some of our homeowners have installed.
Please check flexible water lines behind your clothes washer to make sure they are not forming a bubble. Replace them with armored water lines that are less likely to break (available at Lowe's or Home Depot). Check water valves behind your clothes washer to be sure they do not leak. If your main water shut off is still the original, replace the shut off by the water tank in your unit. A little caution can save a lot of damage in your home as well as your neighbor's.
Bob Martinez, our resident manager, is responsible for maintenance, cleaning and general supervision of the Associations Clubhouse, pool area and specific duties related to the L’Ambiance community. He reports solely to the Property Manager (John Blanchard). When requested the supervisor will be available to help resolve complaints; attend meetings; prepare clubhouse for meetings and rentals and more generally, to perform any other similar duties as requested by the Property Manager or the Chairman of the Association Board. He is not to be used for personal requests by unit owners for work on their units.
